In Monaco, capital gains on property are not taxed. Zero. What you make on the resale stays yours.

It is the Principality’s single greatest advantage, and almost nobody leads with it. The real cost of selling is elsewhere: the seller’s commission, 5% plus VAT — the Chambre Immobilière rate. On five million that is three hundred thousand euros. Which is why how you sell matters as much as how much you sell for: a property blasted across every portal devalues itself, and every month of waiting is an implicit discount you will pay in the negotiation.

Selling well isn’t finding a buyer. It’s finding the right one, before the market grows tired.
